Dundee Wharf - No HMO needed!
Dundee Wharf is a three-bedroom apartment at the higher end of the local market here in Limehouse. The Landlord's primary driver was not having to put an Additional HMO in place.
An Additional HMO license would have allowed the property to be let to 3 or more tenants, given us a larger market., more viewings and typically a better chance of achieving a higher rent. However, the Landlord was concerned about the costs involved with a license and the potentially higher wear and tear that three or more sharers may bring.
We perfectly understood our Landlord's preferences, even if it made our job much more challenging. Following a successful marketing campaign, we managed to source a professional couple at a great rent, which was no discount to what could have been achieved with three or more sharers.
